Prepare
- Familiarize yourself with 1320Fillmore.com and on site to see if the property is right for your client and become familiar with all aspects of the property and unit for sale. Considerations should include:
- location
- amount of living space
- proximity to neighbors
- community association living
- pets
- amenities
- available parking space(s)
- storage unit
- Create a tour route
- Familiarize yourself with items in Forms and Documents.
Educate
In addition to showing your client the property:
- Make sure that they understand community association living.
- Make sure they know exactly what they are buying physically. Is the parking space(s) big enough for their car? Is there enough storage available?
- Share the Forms and Documents with your client.
Show
- Show all of the amenities.
- Show the client parking space(s) and the storage space that are deeded to the condo.
- Show the client the basics: elevators, closest staircase to the prospective condo, closest garbage room, garages, etc. They should know that owner/renters will have access to the exercise room and patio at 1315 East next door on the 6th floor.
Facilitate Underwriting and Closing
- Direct all closing attorneys and mortgage companies to http://www.homewisedoc.com/
- Condo questionnaires, master insurance policies, and declaration and bylaws for lenders
- Initiating the HOA’s ownership transfer process
- Providing closing attorney with account balances and payoff address
Get Your Client in the Door
- Collect listing agent’s closing packet or create your own.
- Have client carefully review and fully complete and return all essential documents. The management company can assist with this.
- Have your client obtain proper insurance for the condo. There is coverage under the association’s master policy; however, owners are required to have additional coverage (see declaration). Have Latta Pavilion Owners Association, Inc. listed as an additional insured so that the insurance company will provide proof of coverage automatically at renewal.
- Once coverage is bound, submit proof of coverage to property management.
- If your client is leasing, provide a copy of the lease to property management.
- Schedule move-in date with the management company.
- Familiarize yourself and your client with Policies and Procedures.
- Provide a working key to the condo to building management for emergencies.
- Have your client register on the First Service Residential's website for 1320 Fillmore: https://1320fillmore.connectresident.com/. The site is also accessible from 1320Fillmore.com.
- Make sure all access devices are given to the new resident. Those devices MUST be listed with First Service Residential or they will be deactivated. Familiarize your client with the codes needed for gate and door access in addition to the fobs.
